PROJECT DESCRIPTION
This Grade II listed building was on Historic England’s Heritage at Risk Register. The extensive restoration included replacing the timber floors with new ones in concrete, and an additional storey-and-a-half, while carefully conserving its historic character.
The building is founded over two shallow masonry arch London Underground tunnels, and it is surrounded by busy roads, on an extremely tight site. The sequence of construction had to be carefully considered, so that the loads on the tunnels were maintained at a constant level throughout the work.
Judge's comment: The restoration of this building involved a delicate balancing of before-and-after loads on the foundations so that they were continuously maintained at a constant level on the two underground tunnels immediately beneath. This was carried out with exemplary care, achieving concrete floors in place of timber floors and the addition of a storey and a half on thebuilding, all this on an extremely tight site bounded by busy roads.
