PROJECT DESCRIPTION

This Grade II listed building was on Historic England’s Heritage at Risk Register. The extensive restoration included replacing the timber floors with new ones in concrete, and an additional storey-and-a-half, while carefully conserving its historic character.

The building is founded over two shallow masonry arch London Underground tunnels, and it is surrounded by busy roads, on an extremely tight site. The sequence of construction had to be carefully considered, so that the loads on the tunnels were maintained at a constant level throughout the work.

Judge's comment:

Working on a difficult site new life has been provided to an historic London landmark, with the added complexity of catering for the effects of the nearby Kings Cross Tube tunnels. Previously derelict, the building now provides greatly increased usable space as well as much improved performance. Much clever Engineering has been necessary to effect the change from ruin to historic treasure.
