The existing mid-rise 1960s building was extended upwards by 70% – adding 13 storeys on top of the existing 16, and effectively doubling the leasable area by simply reusing its existing frame and foundations.

Enormous amounts of works were required to carry out inspection, investigation and analysis of the condition of the existing building and as a result the existing structure and existing foundations could be utilised.
Through a granular analysis of the existing structure, most of the new loads were strategically directed into areas with spare capacity, allowing a minimal intervention of column strengthening and additional foundations. This saved around 35% in ‘up-front’ carbon when compared with an equivalent new build.
