A heritage-led development that combined and transformed five heritage buildings into a six-storey workplace. The five buildings were redeveloped sensitively to retain their character and seamlessly integrate them into the local context. Bespoke engineering solutions were used on each of the retained buildings. For two of the retained structures, the existing load-bearing cast iron columns could not be strengthened and were designed around, introducing a new internal steel frame to support the additional massing above. The existing structure of the other two retained buildings was justified with minimal strengthening works and through limiting the weight of the additional massing at roof level. On the fifth building, the facade and basement were retained, and the internal structure demolished and replaced with a new steel frame.
This is an excellent example of heritage integration. The careful preservation and incorporation of the buildings highlights a commitment to maintaining the site's rich heritage while creating a cohesive and modern workspace to high levels of client satisfaction and occupancy.
The continuity of the structural engineer throughout the project facilitated a deep understanding of the site's complexities and informed strategic decisions. Post-occupation feedback meetings with the client, design team, and contractor provided valuable insights and lessons learned, reinforcing the project's collaborative and iterative approach.
The project sets a good precedent for adaptive reuse of ageing infrastructure through meticulous and thoughtful design with a conscious intent to reuse wherever possible.
