Project description

A 50-storey tower dramatically cantilevered over a heritage-listed hotel. On an exceptionally constrained site, a 10m transfer structure carries 45 storeys integrating seamlessly with the preserved building below. The design optimised the layout to transition from a central core through the hotel floors to an offset core above, maximising views and floor space. A composite steel and post-tensioned concrete transfer system, combined with detailed analysis of creep, shrinkage, and wind performance, reflects the precision and technical leadership that underpin the project’s success.

Judge’s comments

A visually striking cantilevered tower that sets a precedent for complex air-rights development. The design combined mega-columns constructed offsite, advanced analysis of deflection and creep, and a composite transfer system to control movement. Extensive site monitoring and a wind study avoided the need for a tuned mass damper. A showcase project for the profession’s ability to resolve significant structural challenges on constrained urban sites.
