Guidance to help structural engineering professionals comply with Gateways 2 and 3 requirements for both newbuild and existing higher-risk buildings.

In the UK, approx. 2,000 higher-risk buildings (at least seven stories/18m and containing at least two residential units) are constructed each year — in addition to the existing stock of 12,500 such buildings. In accordance with the Building Safety Act and secondary legislation, three specific stop/go decision points (‘gateways’) have been introduced:

• Gateway 1 — at the planning application stage

• Gateway 2 — before building work starts

• Gateway 3 — when building work is completed

This guidance supports suitably qualified and experienced structural engineers in the preparation of Gateways 2 and 3 submissions for HRBs. It covers submissions for both newbuild HRBs and in-scope work to existing HRBs.
